Chris Thornburg, a former UCLA economist and founding principle of The Bacon Group was quoted saying:

John R. Talbott, previously a Goldman Sachs investment banker, is a bestselling author and economic consultant. When it comes to the housing market he is also a prophet. When housing prices started to skyrocket in 2003, he published The Coming Crash in the Housing Market correctly warning us that a real estate bubble was forming. Then in January 2006, he called the absolute peak of home prices in the US by releasing a new book, Sell Now! The End of the Housing Bubble.
Mr. Talbott, the person who accurately predicted the housing bubble and its bust, now has a new prediction - IT IS THE TIME TO BUY A HOME! In a recent article, Homes - Buy Now!, Talbott simply explains:
"I have been waiting for more than five years to offer this advice. It is now time in most cities across the country to buy a new home or refinance your existing home with thirty-year fixed rate mortgage debt."
He goes on to explain that his conclusion is based on four different metrics, all of which favor buying today:
Home Prices Relative to Peak Prices During the Bubble
Home Prices Relative to Construction Costs or Replacement Costs
Home Prices Relative to Incomes and Rents
Home Prices in Real Terms, Not US Dollar Terms
Bottom Line
If the person who called the real estate bubble and its bust says now is the time to buy, we believe it is time to buy.

I just got back from a lovely week in Puerto Vallarta. We stayed up in Conchas Chinas at the Casa Tres Vidas. This is a villa that can accommodate groups (our group was 10) on separate levels. The villa includes your own staff that prepare exceptional meals. You just pay the grocery bill each day. Very enchanting and a nice change from hotels and large resorts. You may also want to try the adjoining sister property Quinta Maria Cortez....older...elegant...just breakfast is available & included.

On the East and West Coasts there is a culture of buying cute, historic homes in small country towns as a weekend retreat. This idea is not as prevalent in the Mid-West. Though take a moment and imagine owning a historic home in a charming river town. Decorating it with your antiques! Having an art studio in the home! Walking to the Mississippi River to take a walk! Dining at a local restaurant that specializes in local produce and meats! Attending a local festival! Going to services in a country church! Having house guests up for the weekend! Antiquing! Water sports on the river!
You can do it....all up in Pike County. Clarksville and Louisiana, Missouri have inexpensive historic homes that are for sale from $50,000- $400,000. All only within 1.5 hours of St. Louis.

My first job out of college was working for Southwestern Bell Mobile Systems....what is now AT&T. I worked there for about 12 years...mostly managing the Business Sales force...though also I worked in marketing and ran their local retail stores. This was back in the late 80's and 90's. In those days we were just competing against CyberTel. Phones cost $1000, were installed in your car or came in a large bag.....rates were $.35- $50/min. Remember the status of having an attenna on your car? We would have never thought back then that everyone...old and young would have a phone in their pocket.
This CyberTel ad boasts: alphanumeric memory, 3-watt capability and dual NAM capability....this enabled you to have a St. Louis and something like a Chicago number in the same phone so you would not "roam".

The fun restaurant chain, Hamburger Mary's, has opened in the Mid-town area by some local investors. I went to dinner there last night and had a very good burger! The atmosphere is fun and playful. The Spring market is in full swing already.....I have not slowed down at all during the Holidays or in January! Listings are going under contract, Buyers are buying...things are moving! The feeling is very strong in the market that this will be a great year. Inventories of houses and investment properties available to sell are low. My blog does have readers! I have been getting a nice response from Bernoudy/ architecture/ MCM enthusiast who want to make sure that this treasure is not lost. Everyone is just in love with the small home. There is real danger of the property being purchased just for the valuable Ladue lot. See my previous post HERE. There are some serious parties, though there is no resting until "they put their money where their mouth is!"

These light fixtures remind me of my brother who works at Corning in New York state. He works on a product called- Celcor. It is used in filtration components.....made out of ceramic.

I had dinner this week at Sen Thai Bistro. It has been around for 9 years and I have not been in years. I think it has some of the best Thai food in the city. The server was attentive and eager to make sure that we selected the best that the restaurant could offer. Much of what she recommended was fried....though delicious! Try it!

I am excited that one of my listings up in Louisiana, MO in Pike County got picked up by a popular, national blog- Lovelylistings. This blog features unique properties throughout the world. Often they are just poorly decorated properties...though mine was chosen since it is so different. It is an old city water processing plant located right on the Mississippi.
